The rehabilitation of a building is not just about renewing its exterior appearance. It is an opportunity to improve its performance, extend its lifespan, and adapt its features to current needs.
At TCA Sertec, we have carried out the comprehensive rehabilitation of the facade of the Nazaret, 46 project in L’Hospitalet de Llobregat, an action focused especially on the energy efficiency, durability, safety, and comfort of its inhabitants.
The result shows how a well-planned intervention can significantly transform an existing building, both from an aesthetic and constructive and energy perspective.
Improving the envelope to improve the building
One of the main objectives of the project has been to act on the envelope of the building to reduce energy losses and improve its thermal performance.
To achieve this, a Thermal Insulation System from the Outside (SATE). This solution allows to improve the insulation of the building without reducing the usable area of the homes and helps maintain more stable indoor conditions throughout the year.
An thermally improved envelope allows for reduced heating and cooling needs, promoting lower energy consumption and greater comfort for the people living in the building.
The intervention has been completed with the partial replacement of the carpentry, improving both the thermal and acoustic performance of the facade.
A rehabilitation that also improves safety
Energy efficiency has been one of the main axes, but not the only one.
The project has also incorporated actions aimed at improving the safety and durability of the construction elements. Among them stands out the complete renewal of the balcony railings, replaced by new high-durability and low-maintenance stainless steel railings.
Likewise, the comprehensive waterproofing of balconies and roof, a fundamental action to ensure the tightness of the building and prevent problems arising from leaks and humidity.
In this way, the rehabilitation not only improves the appearance of the facade but also acts on some of the elements that most influence the long-term conservation of the building.
Before and after: a visible transformation
Before the intervention, the facade presented a heterogeneous image, with different elements added over time and an envelope that needed to be updated.
After the rehabilitation, the building presents a more current, orderly, and coherent image, while also incorporating technical improvements that go far beyond the purely aesthetic.
The new finish of the facade, along with the renewal of balconies, carpentry, and protective elements, manages to update the image of the property and reinforce its character as part of the urban fabric.
